The location, me Eugenia, found it simply amazing. A huge property completely surrounded by trees, green and nature. Scattered all over their land there are four buildings, all of them in colonial style and perfectly conserved. I just loved it! In three of the buildings there are the rooms. The one where we stayed looked like a little house, with an entrance with a table, chairs and a fridge. Followed by an hall with a door to the bathroom and another one to the bedroom, and another little room connected to the bedroom, that you could use as a studio. Back in the central building, you will find the common area, reception and the restaurant, where you will have your breakfast.
Even if we had some communication problems due to the not so well knowledge of English, the staff was nice and helpful. To move around there are bicycles available, that if they may not be the best ones, are free and you can use them for going on excursion to the waterfalls or to simply go downtown. If instead of visiting you would prefer just to relax in a peaceful environment, what you need to do is to grab a good book and lie down on the hammock in the huge garden.
If you are travelling on a tight budget, there are dorms available also. Or even better, if you are travelling with your own tent, you can camp in their property.
If your idea is to take the famous train to Hsipaw after staying in Pyin Oo Lwin, just write down your name on the paper at the reception the night before and the next morning you will be able to use their free shuttle service to the train station.
